Fall rent rates are posted on our website the first week of January at which time all properties are marked as "Available" for Fall leases with current tenants having the option to sign renewal agreements by the end of February. Although we initiate waiting lists for our properties as early as November, new tenant Fall leases may be signed no earlier than the official Fall Preleasing date of March 1^st.

Valerio Properties' lease term is based onthe UGA academic year. With few exceptions, most of our properties are leased from August 15^th through July 31^st. However, we are often flexible when current tenants are willing to end a lease early in order for new tenants to move in early. We prefer to turn properties early than have tenants creating subleasing situations.
